PICCADILLY GRAND SITE PLAN

Piccadilly Grand is located at the end of Northumberland Road on an irregularly shaped thin and longish block of land. It was once used as an open-air parking lot.

The site is surrounded on the south-east by Race Course Road, on the north-east by Gloucester Road, and on the north-west by Farrer Park View HDB flats.

Because these HDB blocks are roughly the same height, if not slightly higher, any views that way will be in between these point blocks. On the Race Course Road side, however, the majority of the structures are historic shophouses. As a result, perspectives on out this way will be more open and broad.

There are unoccupied land parcels to the east and west of the site. So, while they are currently open and unblocked, they may be built up in the future.

The tranquil Northumberland Road at its western end provides vehicular access. It is located on Exit E of the Farrer Park MRT station on its eastern end. As a result, level 1 and the basement of Piccadilly Galleria will be combined and linked directly to the station.

The three towers are oriented primarily north-south in order to capture the majority of the prevailing winds while minimizing heat from the west sun. Because of the site’s shape and orientation, the site layout also has the advantage of staggered towers. As a result, more than half of the units do not directly face those in opposite blocks, providing greater privacy and views.
